Which features can improve the price of your property over the summer months?
Different seasons can have a noticeable effect on property prices. Spring takes top spot for the busiest property season with the highest number of buyers and listings, and prices often increase due to high demand.
However, Summer comes a close second with an active market early on (often slows later in the season due to holidays). Family homes, especially, are popular during this time.
Research from Zoopla shows that spending out on certain features can fetch up to £29,000 during the summer months. These features are:

Having a south-facing garden is one of the most desirable features for a UK garden because it gets the most amount of sunlight throughout the day. For a three-bedroom house, this can add 1.8% to a home’s value during the summer months.
Entertainment areas, such as built-in barbecues, pizza ovens, and fire pits, can add 1.66% to the asking price of a house, which is unsurprising with new patios and outdoor kitchens starting from £8,000.
Air conditioning can boost the price by 1.52% when temperatures outside rise. The cool addition can be difficult and costly to install, and therefore, this can be an attractive feature for those looking to buy in the summer.
If your home boasts a mix of these features, you could be looking at a boost on your property’s price tag.
